1. When to start searching? 

 There is no need to start searching 2 months before you are expected to move into the apartment. For this reason, a real estate agent may "not take you seriously" when asked to find an apartment 2 months before the first visit.

2. Who is better to contact: individuals or agencies? 

Agencies will always have a commission of 10 to 15% of the annual rent, but you get the protection and guarantee of a rental without significant stress. Private parties do not require this payment, but usually offer much less guarantee. The choice depends on the risk appetite of the future tenant and, of course, on the offer of other tenants.

 If you plan to rent an apartment for a long time, many will probably want an apartment without furniture - perhaps only in the kitchen. The asking rent is usually lower, and the furniture can be chosen directly by the tenant (often in rental homes the furniture is a little outdated). On the other hand, if the expected rent is 1 or 2 years, a furnished apartment may be an ideal option.               

4. What to look for? 

 Depending on your priority, we recommend that you pay very close attention to exposure (which affects light), apartment layout, and flooring, which affects noise. If the apartment is on the ground floor, it is advisable to check, for example, that the apartment faces the courtyard and not the road. You want to sleep peacefully, right? You should also pay attention to infrastructure facilities near your apartment, such as metro stations, public transport, shops, pharmacies, supermarkets, schools and kindergartens. 

If your dream home is found, all that remains is to sign the lease. When? Immediately. Over the past 5 years, the rental market has already experienced a real boom. If you like the house (and after seeing a certain number of apartments, your eyes become more trained), ideally it is worth making a deposit for the first and last month, otherwise if you decide to take a break to think, you may lose an excellent option.
